Broadmarsh Nottingham regeneration area

Broadmarsh Development Finance

Broadmarsh is Nottingham’s southern gateway regeneration — a £250m+ transformation of the long-derelict Broadmarsh shopping centre site. New Central Library, Nottingham College City Hub, parkland, and pipeline for c.1,000 homes alongside mixed-use commercial delivery.

14 active development schemes currently tracked in Broadmarsh.

The Broadmarsh market

Broadmarsh has been Nottingham’s most-watched regeneration site for 15+ years. After the original shopping-centre redevelopment collapsed, the council-led phased delivery has created a clear regeneration framework: public library (opened 2023), Nottingham College City Hub (opened 2020), Green Heart park, and pipeline residential / mixed-use blocks.

Residential delivery has accelerated. Individual plots within the Broadmarsh masterplan are now coming forward with consented residential schemes. Institutional BTR investors are starting to assess the quarter.

The southern gateway location — between the city centre and Nottingham railway station — gives Broadmarsh genuine strategic importance for the city’s long-term growth.

Planning context

Broadmarsh masterplan provides a clear planning framework under Nottingham City Council leadership. Streamlined planning for schemes within the masterplan boundary. Design-code compliance expected.
